RENTING OUT HOMES
Zeniamar 5 is considered to be a residential urbanisation. As such there are owners who live on the urbanisation permanently, there are also those who use their homes either on a long term or short term basis.
For some owners, their property is a holiday home which they use either privately or with family and friends during holiday times of the year.
A few owners rent their properties out and do not know the people they are renting to.
Please note that in order to rent out your property in Orihuela Costa you should have the correct permit. Failure to have this permit can result in a hefty fine.
In the summer months many problems are caused by people not adhering to, or respecting the agreed rules of the urbanisation – mainly regarding noise and use of the pool.
Please ensure that as owners you are responsible for the guests that are using your property. As such please make sure that all guests are aware of and are respectful of all of the urbanisation rules.
A reminder also that it was agreed at the Annual General Meeting in September 2022, that owners of properties where guests caused any problems then the owner’s community fees could be increased by 20% to cover any additional maintenance caused through misuse of community facilities.
A gentle reminder that in Spain legally:-
NO NOISE IS PERMITTED AFTER MIDNIGHT.
So before considering renting out your properties, please ensure that you have the correct permit, that you issue a copy of the rules and outline the expectations of the urbanisation to whoever you are renting to and that in your property the rules for Zeniamar 5 are left in a prominent place so they can be seen.
We all want to enjoy our properties. Taking responsibility for our own actions and being mindful of others will enable us all to do this.
